Let your memorable vacation begin the moment you arrive at Sounds Beachy! With ample parking and an elevator to do all the heavy lifting, you can quickly make a date with your favorite book or beverage in the private pool, heated spa. Or enjoy the incredible views of the Sound and Topsail beach from a comfortable deck chair on one of the multiple outdoor balconies. A covered private dock provides incredible sunset views and allows for easy access for your kayak or paddle board. Walk directly across the street to a private beach walkout to easily set up your umbrella along the oceanfront. Then, take a quick rinse in the outdoor, private shower after a dip in the pool or a swim in the sea.

Inside, this vacation home offers a peaceful retreat from a full day at the beach. With eight bedrooms and seven full bathrooms and one-half bathroom spread over three floors, you"ll never feel crowded. You’ll find a serene sleeping environment with comfortable bedding in three King bed master suites (one with a twin bed and trundle), four Queen rooms, and a fun bunk room (three pyramid bunks in one room). The top floor master suite boasts spectacular views of the Sound and Ocean while offering a modern walk-in shower. All bedrooms are equipped with flat screen televisions and ceiling fans.

For family fun, the house features a full surround-sound theater and x-box game system. Board games and movies add to the enjoyment. On this floor, the washer and dryer are convenient for everyone to use. Exterior glass doors in the hallway make way to time on the balconies and provide access to the heated spa, pool, and carport.

The home's main floor offers walls of windows and ample dining areas. Vaulted ceilings and an open floor plan - including living, kitchen and dining rooms - make the top floor a great space to entertain large groups (wedding friendly). The kitchen features marble countertops with a large center island, one oven, four-burner cook top, two dishwashers, multiple coffee makers, toaster, supplied spice rack, bar seating, and is fully stocked with plenty of pots and pans. This floor also features a large, walk-in pantry, a half bath, a desk in the side bedroom, and WIFI to help you stay connected. You may never want to leave!

BOOKING DETAILS - 

• Age Requirements: You must be 25 years or older to rent this property. ID verification required prior to check in. House parties will be evicted immediately. Any group renting this property under false pretenses shall be immediately evicted with no refund.

• Summer Booking Requirements: 7-night minimum stays & Saturday Check-in/out

• TV Disclosure: Smart TVs require guests to log in with their own accounts to access subscription apps. Access credentials are not provided.

CANCELLATIONS -
Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period less non refundable reservation fee, cancellation fee, and third-party fees. Please review our Rental Policies and Cancellation Policy.

CHECK IN DAY DETAILS -
Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as your rental is ready for check in, we will send you a text message with all of your check-in instructions. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.

PREPARING FOR YOUR VACATION -
All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more! Our vacation homes do not supply consumable items for guest use (i.e. toilet paper, paper towels, soap, spices, cleaning products, etc.). Please plan accordingly for any items you may need during your stay.

You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Some homes provide complimentary linens for select dates and this detailed information can be found in the description.  Linen package options include BRONZE (bed sheets only per bed listed), SILVER (bed sheets per bed listed, a bath towel set per occupancy, dish towel, and a bath mat per shower/tub), and GOLD (all items from the SILVER package plus one extra bath towel per occupancy).

TOPSAIL ISLAND GENERAL INFO-
WiFi: WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT given.   

Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island’s shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.

Water Pressure Notice: Please be aware that during popular rental dates, especially in the mornings and evenings, there may be temporary reductions in water pressure. This is a common occurrence across the island as many visitors are getting ready for the day or returning from the beach. We recommend planning showers and other water-related activities accordingly to avoid inconvenience.

Public Parking: The Town of Surf City enforces “Pay to Park” from March 1-Oct 31 from 9:00 am - 6:00 pm in the Surf City Public Beach Access Parking Lots and other marked Public Parking Lots. The Town of North Topsail Beach will enforce “Pay to Park” from 9:00 AM to 5:00 PM year-round. Onslow County operates three public parking areas/beach accesses within the Town of North Topsail Beach. To the best of our knowledge the county intends to continue operating these lots free of charge.

Leave No Trace: Topsail Island enforces a "Leave No Trace" policy in order to protect our shoreline, meaning you must remove all items, including tents and chairs, from the beach each day. Any items left behind are subject to theft, removal by the town, or possibility of being washed away by the ocean.

Turtle Nesting Season: From May to October, Topsail Island is a nesting ground for sea turtles. Be mindful of marked nests, limit oceanside deck lights, and follow local guidelines to protect them.
