This beautiful home has everything you need for an unforgettable family gathering! It is constructed with the finest finishing’s, from the floors to the walls to the ceilings, including custom cabinetry, appliances, and furnishings. The spacious living room is perfect for family gatherings, with a fireplace, large flat screen TV, DVD and surround sound system and stunning views of the Atlantic Ocean. The large covered deck off the living area is great whether you need to wind up some work or just kick back and relax with a good book.

Enjoy catering to your family in this fully furnished gourmet kitchen with all the high-end appliances including two dishwashers, gas range and stainless steel you would expect in your own home. Enjoy breakfast and late afternoon snacks at the solid granite breakfast bar with seating for 3. The dining area is a few steps away and features a large table seating 8.  This level also features a bedroom with a queen bed, TV, a shared full bath and is located just beyond the kitchen. Take in stunning sunsets from the screen porch overlooking the natural habitat of the Intracoastal Waterway. 

The large master bedroom on the upper top floor is a wonderful private retreat featuring a king bed, flat screen TV and private master bath, perfect for relaxing after a long day at the beach. The private deck off the master is a special place to hear the crashing waves at night, watch breathtaking sunrises and catch dolphins playing.

The remaining bedrooms are located on the first level. A second master bedroom suite featuring a king bed, flat screen TV, private ensuite bath and has access to the lower covered oceanfront deck. The second bedroom on this level is great for kids, featuring twin bunk beds and a twin bed. The third bedroom on this level features twin beds.

Additionally, an outdoor enclosed hot and cold water shower room is available for your convenience after a day at the beach or before a dip in the private pool. The private pool is nested perfectly amongst the natural setting of the backyard. The private beach access is directly across the street.

BOOKING DETAILS - 

• Age Requirements: You must be 25 years or older to rent this property. ID verification required prior to check in. House parties will be evicted immediately. Any group renting this property under false pretenses shall be immediately evicted with no refund.

• Summer Requirements: 7-night minimum stays, Saturday Check-in/out only

• TV Disclosure: Smart TVs require guests to log in with their own accounts to access subscription apps. Access credentials are not provided.

CANCELLATIONS -
Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period less non refundable reservation fee, cancellation fee, and third-party fees. Please review our Rental Policies and Cancellation Policy.

CHECK IN DAY DETAILS -
Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as your rental is ready for check in, we will send you a text message with all of your check-in instructions. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.

PREPARING FOR YOUR VACATION -
All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more! Our vacation homes do not supply consumable items for guest use (i.e. toilet paper, paper towels, soap, spices, cleaning products, etc.). Please plan accordingly for any items you may need during your stay.

You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Some homes provide complimentary linens for select dates and this detailed information can be found in the description.  Linen package options include BRONZE (bed sheets only per bed listed), SILVER (bed sheets per bed listed, a bath towel set per occupancy, dish towel, and a bath mat per shower/tub), and GOLD (all items from the SILVER package plus one extra bath towel per occupancy).

TOPSAIL ISLAND GENERAL INFO-
WiFi: WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT given.   

Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island’s shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.

Water Pressure Notice: Please be aware that during popular rental dates, especially in the mornings and evenings, there may be temporary reductions in water pressure. This is a common occurrence across the island as many visitors are getting ready for the day or returning from the beach. We recommend planning showers and other water-related activities accordingly to avoid inconvenience.

Public Parking: The Town of Surf City enforces “Pay to Park” from March 1-Oct 31 from 9:00 am - 6:00 pm in the Surf City Public Beach Access Parking Lots and other marked Public Parking Lots. The Town of North Topsail Beach will enforce “Pay to Park” from 9:00 AM to 5:00 PM year-round. Onslow County operates three public parking areas/beach accesses within the Town of North Topsail Beach. To the best of our knowledge the county intends to continue operating these lots free of charge.

Leave No Trace: Topsail Island enforces a "Leave No Trace" policy in order to protect our shoreline, meaning you must remove all items, including tents and chairs, from the beach each day. Any items left behind are subject to theft, removal by the town, or possibility of being washed away by the ocean.

Turtle Nesting Season: From May to October, Topsail Island is a nesting ground for sea turtles. Be mindful of marked nests, limit oceanside deck lights, and follow local guidelines to protect them.
